Our group excels in upscale properties situated in prime locations, beginning with our robust presence in Malaysia that expands globally. Our portfolio features prestigious developments in Kuala Lumpur and the iconic Lancer Square in London, with ongoing growth in international markets.
In 2016, we entered the Japanese market, focusing initially on office and retail sectors, and later diversifying into residential and serviced residences. By 2019, we ventured into the coworking space industry in Singapore, further broadening our scope and expertise.
Our boutique property development arm
Established in 2008, Bellworth is a boutique private property arm of our group, known for creating upscale properties in prime locations with a focus on quality, efficiency, and value. Notable projects include the award-winning Menara LGB, The Greens Residences in TTDI, Kuala Lumpur, Factory 19, and the redevelopment of an 8.77-acre commercial site in Section 19, Petaling Jaya, formerly occupied by British American Tobacco (BAT).
* Menara LGB - A 31-storey Grade A office tower located in Taman Tun Dr. Ismail (TTDI), a main commercial square with ample food and beverage outlets, amenities, schools, medical facilities, retail outlets, and entertainment options.
* The building has been awarded with FIABCI Award (Malaysia Property Awards Office Category), MSC Malaysia Cybercentre status, Singapore’s Building & Construction Authority (BCA), Green Mark (GOLD Accreditation) as well as Malaysia’s Green Building Index (GBI) Certification.
International expertise
With a multi-billion Ringgit property portfolio that spans across Malaysia, Japan, and London, Bellworth’s international ventures began with Lancer Square in London's Kensington. Featuring residential apartments, a Grade A office block, and retail units, notable tenants include LVMH Beauty’s UK Headquarters, Bayley & Sage, Dubai Hub, as well as Krokodilos, newly launched Greek restaurant from the same owners behind Wild Tavern, Goodman, and Belvedere. This project marks a significant milestone in Bellworth’s global expansion.
Our property development and investment arm
We also have a substantial interest in Parkwood Holdings Berhad (“Parkwood”), listed on Bursa Malaysia; Parkwood is continuously expanding in property development and investment, with our maiden completed project, the low density Utamara Boutique Residences near Bandar Utama, an upcoming mixed-use development near Damansara Damai MRT Station, and a residential development in Rawang.
Our coworking space
As coworking spaces became an increasingly popular phenomenon, we seized the opportunity to build our own in Singapore. The boutique office opened in early 2019 under the brand name The General Room and is located at the bustling main shopping street of Orchard Road.
The offerings of flexible hot desk packages, dedicated desks, meeting rooms, and private offices are designed to cater to a variety of business needs while maintaining relatively competitive prices. To set itself apart from competitors, The General Room embodies a stylish and modern look that also feels warm and comfortable to all members.
Today, The General Room serves almost 70 companies from a variety of different sectors, namely family offices, finance, investments, consultancy, and IT companies.
Bellworth
Bellworth is a private property arm of the LGB Group, crafting niche developments that anticipate market trends and cater to evolving needs. Since 2008, we have focused on quality, efficiency, and value, exceeding expectations and shaping desired lifestyles.
Parkwood
Parkwood Holdings Berhad, which was then known as Amalgamated Industrial Steel Sdn. Bhd. (“AIS”) was founded on 20 November 1969 as a private limited company in steel trading. It went on to become a listed company and slowly moved away from steel trading to move into the property development market. ln 2020, AISB divested its steel trading operations to solely focus on the property sector. AISB officially changed its name to Parkwood Holdings Berhad to provide a new corporate identity and better reflect its principal activities in the property sector.

The General Room is a stylish, modern, and no-frills shared office premises and facilities. The space is strategically situated in the heart of bustling Orchard Road, Singapore, with numerous banking and peripheral office services to support your business.
